All 73,000 sq ft of office space at Parklife Putney has now been let, following a series of leasing agreements that mark a significant moment for the area’s commercial property market.

The scheme, developed by Feldberg Capital through its Akoya venture, has attracted high-profile tenants, including architecture firm Populous, which recently expanded its presence in the building by taking an additional 1,500 sq ft. The firm now occupies a total of 43,381 sq ft for its EMEA headquarters. Populous is known for its work on major venues such as Wembley Stadium and Tottenham Hotspur Stadium.

Another key tenant, Winch Design, signed a 15-year lease in September 2024 for 22,334 sq ft across three floors and a 2,000 sq ft roof terrace. The move marked the company’s relocation from Barnes to Putney. Additionally, workspace provider RE-DEFINED occupies 6,900 sq ft at the building.

The project involved the refurbishment of a 1990s office building into modern Grade A workspace. The building includes a communal roof terrace, courtyard, co-working areas, and facilities aimed at promoting active commuting, such as 106 cycle spaces and 24 showers. It has achieved EPC B and BREEAM Excellent ratings and is part of Akoya’s net zero strategy.

Commenting on the lettings, Jon Cochrane of Feldberg Capital said, “Parklife being fully let in such a short space of time is an outstanding achievement in the current climate. These deals are a benchmark for Putney’s office market in terms of rents, size and the quality of the businesses choosing Putney for their head office location.”

Stuart Austin of JLL, which acted on the deals, said the lettings highlighted both investor confidence and the appeal of user-focused workplaces, “It is excellent to see Parklife being occupied by businesses of such calibre... it is highly likely that assets with user-focused attributes like those of Parklife will outperform in the years ahead.”

Parklife is located within walking distance of both Putney Bridge and East Putney stations.
